Repair or Replace: Making the Call
Somewhere past half the price of a new leaf the arithmetic stops being obvious and starts depending on what the existing gate is made of. The assessment used at Metal Gate Repair Pearland, TX E Wolontariat asks three questions before quoting either path, because in Pearland an ornamental metal leaf built well in 1995 is often worth more than what would replace it.
Is the Frame Sound
Corrosion in the frame members is structural. Corrosion in the infill is cosmetic. A leaf with a solid perimeter and rotten pickets is a repair; one with a bottom rail gone and thin walls at both uprights is close to a rebuild whatever the pickets look like.
Is the Ironwork Worth Keeping
Forged scrollwork, hand made collars and heavy sections are not what a budget replacement will contain. Stripping, repairing and recoating an older leaf of that quality usually produces a better gate than buying new at the same price. A plain picket panel in light tube does not carry that argument.
What Is the Ground Doing
A new gate hung on a post that moves has the same problems within two years. Where the footing is the real fault, the money goes underground first and the existing leaf is often kept regardless. That is the case where replacing the gate is simply the wrong purchase.
Automation Changes It
An old heavy leaf may be beyond what a residential operator will handle, and a lighter aluminum replacement can be cheaper overall once the drive is included. Where automation is planned, the weight of the existing gate belongs in the calculation rather than being discovered afterwards.
Doing It in Stages
Structural repairs now, coating next year, automation later is a legitimate plan and it keeps a working gate through the whole of it. Sequencing matters: welding after coating undoes the finish, and running conduit after the driveway is finished costs several times what it would have.
What a Survey Should Cover
Frame wall thickness at the worst point, the state of both hinges, the plumb of each post, the condition of the finish, and whether a drainage hole exists in the bottom rail. Five measurements, and between them they answer the question honestly rather than by impression.
Getting Two Opinions
A fabricator quotes repair and a supplier quotes replacement, and each is describing the work they do. Asking each one what they would keep, rather than what they would supply, usually produces the more useful answer and makes the two quotes comparable.
