Diagnosing a Sagging Leaf
Measure the diagonals before touching anything, because a leaf that has racked and a leaf that has dropped look the same from the driveway and need opposite repairs. The sequence followed at Metal Gate Repair Pearland, TX E Wolontariat separates the frame from the hinge from the post, since in Pearland the ground moves enough that the gate itself is often innocent.
Three Different Faults
The frame has racked out of square, the hinge has worn, or the post has leaned. All three lower the far corner of the leaf. Only one of them is repaired at the gate, and starting work before knowing which is how a day gets wasted.
The Diagonal Test
With the leaf supported level, measure corner to corner both ways. Equal diagonals mean the frame is still square and the droop is coming from the hinge or the post. A difference of more than about a quarter inch says the frame has folded into a parallelogram, which needs a diagonal brace welded in rather than any adjustment.
Checking the Hinge
Lift the free end of the leaf by hand and watch the hinge barrels. Movement there is wear in the pin, and it will be worse at the top than the bottom because the top hinge works in tension. A worn pin in a plain barrel is replaced; a worn barrel usually means the whole hinge comes off.
Checking the Post
Hold a level on two faces with the gate open, then again closed. A post plumb when open and leaning when closed is being pulled by the leaf, which means the concrete footing has lost its grip. That is groundwork, and no amount of packing at the hinge will hold it for long.
What Adjustment Can and Cannot Do
An adjustable hinge takes out perhaps a quarter of an inch, which covers seasonal movement on clay. Anything larger is masking a structural cause and will return. A gate re hung twice in two years is telling you the fault is under the ground rather than in the ironwork.
Supporting the Leaf During Work
A prop under the free corner with a block of timber takes the weight off the hinge while anything is measured or unbolted. Working on a hung leaf with the load still on it is how a partly cut hinge lets go, and on a gate carrying any real weight that is a serious accident rather than a dropped tool.
After the Repair
Check the clearance over the driveway through the whole swing, not just at the closed position, and check the latch engages without lifting. A gate that needs a nudge to catch is still out by a small amount, and that amount grows.
