New: A Latch That Stops Catching

Post Movement in Expansive Clay

Clay under this part of the Gulf coast shrinks through August and swells after the first real rain, and a gate post set too shallow rides that cycle every year. The ground assessment done at Metal Gate Repair Pearland, TX E Wolontariat begins below the surface, since a Pearland repair aimed at the hardware will not hold if the metal is bolted to something that keeps moving.

What the Soil Does

The active zone is the depth over which moisture content changes with the season, and here it can be several feet. Anything with its base inside that zone gets lifted, dropped and rotated. Below it the moisture is steady and so is anything founded there.

Recognising Seasonal Movement

The gate binds in one season and clears in another. A latch that reaches in winter and misses in late summer. Cracks opening and closing in the concrete apron near the post. Wear does none of that, because wear only goes one way and never improves on its own.

The Two Repairs That Hold

Either a deeper shaft carried below the active zone, or a helical pier with the post bracketed to it. Both are groundwork rather than gate work. Packing the existing hole with more concrete at the top adds weight without adding depth, and the same movement returns.

Drainage as Part of the Fix

Water arriving at the post from a downspout or a driveway fall makes the local moisture swing wider than the surrounding ground, which is why one post often moves and its partner does not. Redirecting that water is cheap and it reduces the movement the footing has to resist.

Rehanging Afterwards

Once the post is stable the leaf is reset, the hinge alignment checked, and the clearance over the driveway measured at several points through the swing. Doing that before the ground is fixed produces a gate that is correct for one season and wrong for the next, which is the pattern most owners recognise from previous repairs.

Watching It for a Season

Where the movement is small, marking the plumb position on the post and checking it in February and again in September gives a real number instead of an impression. A quarter inch of seasonal lean is livable with adjustable hinges. An inch is not, and knowing which one you have decides whether the repair is groundwork or hardware.

The Second Post

On a double gate both posts are checked, since a latch that no longer reaches can be either one leaning. Fixing the obvious post and leaving its partner produces a gate that closes for a season and then repeats the same fault from the other side.
